consideration, the receipt of which is hereby acknowledged, do __________________
hereby grant, bargain, sell, convey, transfer, assign and deliver unto _________

called Grantee (whether one or more) an undivided_________________________________
interest in and to all of the oil, gas and other minerals in and under and that
may be produced from the following described lands situated in
____________________________ County, State of_____________________________, to-wit.
containing______________________________ acres, more or less, together with the
rights of ingress and egress at all times for the purpose of mining, drilling, ex-
ploring, operating and developing said lands for oil, gas or other minerals, and
storing, handling, transportation and marketing the same therefrom with the right
to remove from said land all of Grantee's property and improvements.
This sale is made subject to any rights now existing to any lessee or assigns
under any valid and subsisting oil and gas lease heretofore executed and now of le-
gal record; it being understood and agreed that said Grantee shall have, receive
and enjoy the herein granted undivided interest in and to all bonuses, rents, ro-
yalties and other bebefits that may accrue thereunder from and after the date hereof,
precisely as if the Grantee herein had been at the date of the making of said lease
the owner of a similar undivided interest in and to the lands above described and
none other and grantee one of the lessors therein.
Grantor agrees to execute such further assurances as may be requisite for the
full and complete enjoyment of the rights herein granted and likewise agrees that
Grantee herein shall have the right at any time to redeem for said Grantor by pay-
ment ant mortgage, taxes, or other liens on the above described land, upon default
in payment by Grantor, and can be subrogated to the rights of the holder hereof.
In addition to the foregoing, Grantor does hereby Transfer, Assign, and Set Over
unto Grantee all of Grantor's interest in and to all monies, proceeds, income, and
all other personal properties now on hand or in the possession of any third party,
bank, trustee, or pipeline company, which have heretofore accrued to the mineral
and/or royalty interest of Grantor in said land that has been herein conveyed to
Grantee.
Grantor does hereby irrevocably appoint and constitute grantee as my agent and
attorney-in-fact for the limited purpose only of executing division orders, transfer
orders, and all instruments as may be necessary to make fully effective this con-
veyance of interests, so that he may act in my place and stead for this limited
purpose only.
TO HAVE AND TO HOLD The above described property and easement with all and
singular the rights, priveleges and appurtenances thereunder or in any way belong-
ing to the said Grantee herein_______________________heirs, successors, and assigns
forever, and Grantor do____________________hereby bind____________________________
heirs executors, administrators, successors and assigns to warrant and forever defend
all and singular the said property unto the said Grantee herein______________________
heirs, successors, and assigns against every person whomsoever lawfully claiming or
